Hans Lapping is a transactional shareholder and is the current Chair of Miller Starr Regalia’s Transactional Department. His practice focuses on real property acquisitions and dispositions, leasing and finance.
Hans represents many institutional clients in buying, selling and leasing virtually every type of real estate. From acquiring raw land for residential development, corporate campuses and power generation projects to assisting large technology and development companies with office, retail and industrial leasing and disputes, his representation regularly includes negotiating and drafting of contracts, coordinating due diligence and closing transactions.
He also represents clients in a variety of real estate-related financial transactions, including secured lending, defeasance transactions and real estate development joint ventures.

In addition to acting as Chair of the Transaction Department, Hans serves as a member of Miller Starr Regalia’s executive committee. He was previously a member of the firm’s hiring committee and its first marketing shareholder.
Hans received a J.D., magna cum laude, from the University of Illinois College of Law. While at the University of Illinois, Hans served as the Articles Editor and Topic Editor of the Elder Law Journal, was elected to the Dean’s List and was named a Harno Scholar. He earned a bachelor’s degree, summa cum laude, from Bowdoin College where he was named a James Bowdoin Scholar.
Hans has lectured before the International Association of Attorneys and Executives in Corporate Real Estate, the Urban Land Institute, the Contra Costa Bar Association and held seminars for many of the firm’s clients on issues including joint ventures, purchase and sale transactions and insurance and indemnity provisions in leases. He has also published extensively.
